What is estimated
A model-based value for a location, from measurable things: access, work, water, risk, momentum. Prices nearby are never inputs.

How it scores
Seven factors, declared transforms — distance decays, bands that punish living beside the line, saturating counts. Weights vary by intended use and live in a versioned file.

Where the ground truth sits
The published model trains on a labeled demo panel until licensed transactions arrive. One CSV replaces it — prices as target, never as feature.

The ground it stands on
Live OpenStreetMap, a regional store cut from the Geofabrik extract, Census 2011 figures, AAI airports, major ports, rail junctions, documented heritage, indicative flood districts, Nominatim geocoding — every layer with source, license, date, version.

How it is judged
Spatial cross-validation over ~55 km cells, leave-one-state-out alongside random folds. Model selection answers to geography, not to optimistic arithmetic.

What it refuses to know
No zoning, no titles, no parcels. Synthetic calibration until licensed data loads. Reference coordinates honest to ~1 km. Where data thins, confidence drops and says why.
